Buying Property Investments in Pairs or More

21 February 2010

We've noticed quite a lot of our clients buying properties in pairs recently. It's something I've done myself over the years as well. With many properties so cheap nowadays it can make sense to purchase more than one unit in a location for many reasons.

Firstly all the due diligence on a scheme can be leveraged into two or more properties which reduces the average amount of time having to be spent on this important task. Also, finding a good letting agent and indeed a highly rentable scheme is something to be capitalised upon and having more than one unit in a block makes for efficiency. Getting a mortgage approved on a property can also be time-consuming, even with the help of our Assetz Finance team and so running two applications on the same scheme for two properties again saves time.

Although many of our investors are remote landlords using high-quality letting agents to run their properties for them many of our clients do visit properties on our viewing days and of course you will occasionally go to see the property over the years so having two or more units in a location makes for less viewing trips over the years.

I've generally bought two units to four units in most locations I've invested in and it has certainly worked for me as well as many of our clients have done the same. Worth thinking about.
